A good rule of thumb is: If you see cracks wider than 3mm, stepped cracks in brickwork, or cracks that are getting bigger – It's probably best to contact a local RICS Building Surveyor (formerly known as a Chartered Surveyor). ✅ Call a RICS Building Surveyor if you're unsure about the cause of the cracks. ✅ Call a Structural Engineer if the surveyor suspects structural movement, subsidence, or foundation issues. This is particularly important before putting your home on the market, as buyers' surveyors will often recommend further investigations if significant cracks are present, potentially causing delays and additional costs during the sale process.
