Whilst many buyers may not spot potential asbestos in your ceilings - the chances are a surveyor will and will request you get a specialist report done and any asbestos properly removed - It can be a real nightmare having to sort this out mid way through a sale.

Spotting Asbestos 

Important: You cannot confirm asbestos by appearance alone. The only reliable method is laboratory testing of a sample by a qualified professional.

If you suspect asbestos:

1. Do not drill, sand, or scrape the surface.
2. Avoid disturbing damaged areas 
3. Seek advice from a licensed asbestos surveyor

Here are common ceiling types that may contain asbestos (particularly in UK properties built or refurbished before 2000): 

1. Textured Coatings (e.g. Artex) Swirl, stipple or patterned finishes Common in 1960s–1980s homes Some historic products contained asbestos (often chrysotile)

2. Heavy Stipple / Decorative Finishes Thick, raised patterns Applied to hide uneven plaster May contain asbestos depending on age

3. Asbestos Cement Ceiling Boards Flat sheet panels Often found in garages, outbuildings or utility areas Usually harder and denser than plasterboard

4. Suspended Ceiling Tiles 1970s–1990s office-style tiles Some older tiles contained asbestos fibre.
