Completion day should be exciting — not stressful. Having a clear checklist helps ensure everything runs smoothly for both you and your buyer.

A simple guide to help ensure everything runs smoothly on completion day. Completion day is when ownership of your property officially transfers to the buyer. 

While your solicitor and estate agent will handle most of the legal work, there are still several important things you should prepare to make the day stress-free.


Before Completion Day

Confirm completion date with your solicitor - Make sure you know exactly when the funds are expected to transfer.

Arrange removals - Book a reliable removals company well in advance and confirm timings for completion day.

Pack everything in advance - Label boxes clearly and keep essential items separate for easy access.

Redirect your post - Set up a mail redirection service with Royal Mail to avoid missing important correspondence.

Notify utility providers - Inform the following companies that you are moving: Gas Electricity Water Broadband / Phone TV provider 

Cancel or transfer home insurance -  Your buildings insurance normally ends on completion.

Organise final meter readings - Plan to take readings on the morning of completion. 


On Completion Day

Finish packing and remove all belongings - The property should be completely empty unless items are included in the sale. 

Take final meter readings - Record readings for: Gas Electricity Water Take photos if possible. 

Leave instruction manuals and warranties - Buyers appreciate manuals for appliances, heating systems, alarms and other equipment. 

Leave keys as agreed - Usually keys are left with the estate agent for the buyer to collect. 

Check all cupboards, lofts and sheds - Make sure nothing has been left behind. 

Turn off lights and lock up - Do a final walk-through of the property before leaving. 


After Completion

Confirm completion with your solicitor or estate agent - They will notify you once funds have been received. 

Hand over keys -  if not already done

Update your address - Notify banks, insurers, subscriptions and important contacts.

Keep documents safely - Store completion statements and legal documents for future reference.
